Wayne Zoning Board Oks Senior
WAYNE A 190-unit senior housing complex will replace a vacant shopping center that has been called an “eyesore,” in the hub of the township’s business zone.
The Zoning Board of Adjustment on Monday granted unanimous approval to Baltimore-based Brightview Senior Living to build the one- to three-story facility, at 1139 Hamburg Turnpike. In its current state, the 9.6-acre property is occupied by a 66,400-square-foot empty building and vast parking lot.
David Holland, vice president of development for Brightview, said construction may take two years and likely won’t begin until the summer of 2019.
“We’re very excited to move ahead and provide a great service to senior citizens in the community,” Holland said after Monday’s hearing.
The zoning board voted on the application after two hearings, neither of which drew opposition from neighbors.
The property borders a complex of garden apartments to the east, single-family homes on Emerson Place to the south and offices of a financial planner and DePaul Catholic High School to the west.
Brightview’s plan needed a use variance due to the site’s location in a business zone. The company also was granted zoning relief for building height and signage.
The facility will provide beds for up to 220 residents, with options for congregate care, assisted living and, for those suffering from dementia, memory care. Under a pact with the township, 10 percent of the assisted-living units will be for moderate- to low-income households.

This community has been so wonderful for our uncle, they get 5 stars on everything. Anything that he needs they do it for him, he gets his physical therapy done during the week, and everyone is just so attentive and accommodating. The aids are wonderful
They have exceeded my expectations. With all my reservations at putting my loved one anywhere, I’m now completely convinced this was the right move and the right place. I normally give fours and not fives, but so far they’ve been excellent. She’s eating the food and loving it. They’re remodeling currently, but her room has always been immaculate. I’ve been looking for problems and just haven’t found any. There are far closer places to my home, but it is well worth the drive to me.
Arden Courts is a very nice, well kept and well maintained community. Our loved one keeps them very busy with cleaning because she is a very tidy, nice and neat. The staff members have all been so pleasant, nice and sweet to our loved one. She now calls this place home and loves it there. She is able to roam safely inside and outside the community. They have big patios, a big lawns, and closed gates so it is very secured. There is a nurse on site all the time which makes us feel very comfortable. She never complaints about the meals. Just based on the initial tour we knew this was going to be the best place for her, we were very impressed
