Contour Receives $316m In Acquisition Financing For Estancia Senior Living In Southern California
Located in Fallbrook, Calif., Estancia Senior Living features 79 assisted living and 25 memory care units for seniors.
FALLBROOK, CALIF. Contour has obtained $31.6 million in acquisition and mezzanine financing for Estancia Senior Living, a newly developed assisted living and memory care community located at 1735 S. Mission Road in Fallbrook.
Alanna Ellis and Jeff Sause of JLL Capital Markets secured a $24 million, three-year, floating-rate bank loan and a $7.6 million, four-year, fixed-rate mezzanine loan for the borrower.
Developed in summer 2021, the two-story Estancia Senior Living features 103 units and 114 beds in a mix of 79 assisted living units and 25 memory care units on a 3.4-acre site. The acquisition also includes approximately five acres of additional vacant land located adjacent to the property.
On-site amenities include restaurant-style dining, two landscaped courtyards, fitness classes, a physical therapy center, daily wellness and social activities, a beauty salon, spa and hot tub, movie theater, transportation services and laundry facilities.
Meridian Senior Living operates the property.

Contour has acquired Estancia Senior Living, a 104-unit community in Fallbrook, Calif., for $35 million.
The company purchased the newly completed property directly from the developer, The Calida Group, according to public records. The transaction also included a 5-acre swath of vacant land contiguous to Estancia Senior Living.
The developer acquired the land for the senior housing project in August 2017, and also secured a $17.2 million construction loan originated by Zions Bancorporation. The construction was finalized this summer, with the official opening scheduled for Oct. 21. Meridian Senior Living is the manager of the property.
The nearly 89,000-square-foot Estancia Senior Living sits on 3.4 acres at 1735 S. Mission Road. The two-story community includes 79 assisted living and 25 memory care units.
Community amenities include two courtyards, laundry facilities, various dining options, a beauty salon and barbershop, a spa and a physical therapy center. The community provides services geared toward wellness and socialization, among others, such as transportation.
Estancia Senior Living is within walking distance of several shopping and dining options and less than 2 miles from the Los Jilgueros Preserve and Ingold Sports Parks.

FALLBROOK, Calif. Contour, a real estate investment and development company, has acquired Estancia Senior Living in Fallbrook, a suburb of San Diego. The price was $35 million.
Located on a 3.4-acre lot, the two-story property features 79 assisted living units and 25 memory care units. The 88,892-square-foot community opened in summer 2021.
The sale also included approximately five acres of additional vacant land, located directly adjacent to the property.
Meridian Senior Living will continue to operate the asset following the sale.

Meridian Senior Living will open Estancia Senior Living in the fall in Fallbrook.
FALLBROOK Best-in-class senior living is coming to Fallbrook. National seniors housing operator Meridian Senior Living is inviting the public to the newly opened welcome center of Estancia Senior Living, a new senior community under construction on South Mission Road in Fallbrook and on schedule to open this fall.
