Princeton, NJ Solvere Living, a Princeton-based senior living management firm, will co-develop and operate a new senior community in Hamilton, New Jersey.

Named Homestead at Hamilton, the community will include 195 total units of independent living, assisted living and memory care on a 21-acre site in Mercer County, located in central New Jersey and an hours drive from New York City, Philadelphia and the Jersey Shore. The $59.1 million project is being co-developed with Pike Construction LLC, who will also serve as general contractor.

Solvere Living is an offshoot of Solutions Advisors, a sales and marketing consulting firm focused on senior living. Solveres portfolio of managed assets includes owner-investor properties throughout the East Coast and Midwest as well as its own communities.

Pike Construction, based in Paterson, New Jersey, is a general contracting and real estate development business that was established in 1958. Since its inception, Pike has constructed more than 15,000 units of senior housing ranging in project size from $10 million to over $150 million in total construction costs.

The projects architect is J. Randolph Parry Architects PC, headquartered in Riverton, New Jersey. Founded in 1996, J. Randolph Parry Architects, PC is an award winning architectural design firm with a specialty in residential and senior housing design.

They are more interested in selling a room than the care your loved one will get. After taking my money my husband was assessed briefly. So it turns out he is not appropriate for their facility. Paying all the fees for a community fee room fee care plan fee then being told he needs 24 hour private care for a fee became unaffordable & that was after one week there. There was no assistance provided by the staff. His laundry wasn’t done he wasn’t showered at all the dining staff complained they had to help feed him. What kind of assistance do they provide? They wouldn’t refund the entire Community fee. I was robbed! Be sure your loved one will fit into their program before you pay any money!!!

Homestead at Hamilton is a 195-unit community offering independent and assisted living in addition to memory care, in Hamilton.

On June 24, Cushman & Wakefield announced it arranged the sale of the community for $97.5 million.

The firms Richard Swartz, Jay Wagner, Jim Dooley and Jack Griffin arranged the sale to Inspired Healthcare Capital, a DST structured senior housing buyer. The four-story, Class A property was developed by Pike Senior Housing Partners LLC, an affiliate of Paterson-based Pike Construction Co. LLC.

Homestead showed exceptional performance coming out of the pandemic and proved to be one of the rare, stabilized Class A assets in the market, Swartz said in a statement. Our team is thankful for the opportunity to represent Pike in another exciting deal.

According to Cushman & Wakefield, Homestead at Hamilton maintained near 100% occupancy throughout 2021.

The H-shaped community offers 96 independent living units, 75 assisted living units including 10 enhanced care units in a dedicated wing, and 24 memory care units. Independent units offer full kitchens and washer and dryers assisted living units feature kitchenettes and storage space. The memory care units are located on two specific levels of the property, with dedicated amenities, and include kitchenettes.

Vice Chairs Richard Swartz and Jay Wagner, Senior Director Jim Dooley and Associate Jack Griffin of Cushman& Wakefield arranged the sale and represented Pike in the transaction. According to the company, the property was near full occupancy in 2021.

With a size of 200,000 square feet, Homestead at Hamilton is a four-story, H-shaped building that encompasses 96 independent living units equipped with full kitchens and washers and dryers, 75 assisted living units of which 10 are enhanced care units in a dedicated wing and 24 memory care units, all including kitchenettes and amenities on each level. Community amenities include a dining room, a pub, a card and game room, a fitness center, art studios, two theaters, a performing arts studio and a rehab gym partnered with Robert Wood Johnson Hospital.

Located at 2560 Kuser Road, the property is 6.5 miles from Trenton, 60 miles from New York, 36 miles from Philadelphia and has access to Interstate 195. Several medical offices are in the surrounding area and Hamilton Recreation Office is within walking distance. Dining and retail options are available nearby, along Robbinsville Road.

To help meet growing demand, Solvere Senior Living is developing its first community, the Homestead at Hamilton in central New Jerseys Mercer County. A study by the company shows the area is home to an expanding number of seniors, with about two-thirds of the population estimated to be above age 60 by 2020. The new community will provide 195 apartments for independent living, assisted living and memory care, located on a 24-acre site at the corner of Kuser and Klockner Roads in Hamilton, about an hours drive from New York City, Philadelphia and the Jersey Shore.

Solvere and Pike Construction Co. LLC, co-developer and general contractor, are investing $59.1 million in the project. The Homestead at Hamilton is expected to create more than 430 direct and indirect jobs for the area, with an annual payroll in excess of $1 million. To mark the construction of the new community, there will be an open-to-the public information reception from 4 6 p.m. Thursday, April 14 at The Stone Terraces Hamilton Room at 2275 Kuser Road, Hamilton Township, NJ 08610. In attendance will be Hamilton Mayor Kelly Yaede, local and regional officials and members of the business and civic communities. Reservations are required and space is limited. The buyer was Inspired Healthcare Capital. Homestead at Hamilton was close to fully leased at the time of sale.
