Healthcare Trust Moves 20 Addington Place Communities From Cedarhurst To Senior Lifestyle Jaybird
Healthcare Trust Inc. announced Wednesday that it has transitioned management of 20 Addington Place-branded senior living communities to Senior Lifestyle Corp. and Jaybird Senior Living, effective March 1. The communities formerly were managed most recently by St. Louis, MO-based Cedarhurst Senior Living.
In total, the public, non-traded real estate investment trust owns 54 senior living communities across 16 states predominantly in the Southeast and Midwest, with one community in California.
I think that the COVID pandemic has had an adverse impact on all of us, both owners and operators in the senior housing space, John Rimbach, president of healthcare facilities at HTI, told the McKnights Business Daily. So, we basically made the determination that our best path forward in terms of recovering, both in terms of occupancy and then addressing some of the issues that have come out of the pandemic, namely labor shortage and increasing wage increases, that our portfolio is best positioned to move forward with Jaybird and Senior Lifestyle.
The two management companies, which already had a relationship with HTI, were selected based on the locations of the properties and their already existing portfolios, Rimbach said. The properties, he added, are upscale in size.
Jaybird, Rimbach said, manages approximately 75 properties .
They had the platform in place to take on these additional engagements, he added.

Cedarhurst Living Announces New Senior Living Community
Bethalto, IL August 15, 2016: Cedarhurst Assisted Living and Memory Care announced today that it will break ground on its newest senior living community in Bethalto, Illinois this upcoming Fall. The groundbreaking ceremony is planned for October 14, 2016.
Cedarhurst of Bethalto will be a 62,476 square foot assisted living and memory care community located on North Moreland Road in Bethalto, Illinois. It is being developed by Clayton-based Dover Development, which focuses on seniors housing and healthcare properties. Planning and zoning work is in progress. It will be constructed by Brahms Construction, a full service construction management firm also based in Clayton. Brahms anticipates construction to be completed by the Fall 2017.

Cedarhursts new workforce practices and resident-facing programs have come at a cost.
The new dining program alone generated costs for the additional culinary leadership talent and the new equipment, while raw food costs have been rising due to inflation and supply chain issues, Jennings said.
The good news is that the operational overhaul has supported rate increases to cover some of the new expenses.

Operating communities on a 5% fee is difficult even in the best of times, much less in the current environment of rising labor costs, Covid expenses and depressed margins, Jennings said.
I just feel really optimistic about the industry, he said.

Debra Harmon Zehr, president and CEO of LeadingAge Kansas, which connects the state’s seniors with local and regional resources, said Kansas’ population of residents age 65 and older is expected to grow substantially over the next 10-15 years, before leveling off.
She pointed to data available through the Wichita State University Center for Economic Development and Business Research, which indicates Kansas’ 65+ population is expected to grow by more than 20% by 2025. Data for Shawnee County show similar growth, with the local 65+ population expected to increase by more than 18% by 2025.
Zehr said the last of the country’s “baby boomers” those born between 1946 and 1964, in the post-World War II era becoming members of that 65+ population is a big part of the increase.
“We’re kind of in the middle of that,” she said. “Half of them have already reached 65. The other half are getting ready to. So we’re seeing a shadow, or echo, of the baby boom in the need for services.”
And with that increased need for services, comes a greater need for people who are able to provide such support.
“The need for workers that can provide services for older people that’s a huge issue,” Zehr said. “When it comes to serving the older population, it is extremely critical to the wellbeing of those people. And there are humongous challenges with the number of people who are available, willing, trained and competent to provide services.

Cedarhurst Senior Living Hopes For 2020 Opening
Under construction and shooting for a December opening is Cedarhurst Senior Living complex at the Landin/Trier/Maysville roads roundabout north of New Haven.
NEW HAVEN Cedarhurst Senior Living, which is under construction north of New Haven, is working toward opening by the end of the year.
The facility is at the Landin/Trier/Maysville roads roundabout. The office is expected to be open June 22 to receive those interested in learning about the facility.
Fifty-six one- and two-bedroom apartments will be available for assisted living clients, and 27 studio apartments will be dedicated to memory care residents.
According to Bethany Clapper, community relations director, much interest has been generated and Cedarhurst has been receiving phone calls and emails from people wanting to be included on the waiting list. She and Executive Director Kris Lundquist will be available to talk with later this month at the facility at 9210 Maysville Road. Interested parties will be able to view floor plans, learn about the services and prices and see a video presentation. Tours will not be available because of the continuing construction.
In addition to this facility, which is the first built by Cedarhurst in Indiana, a second one is under construction in Dyer, in Lake County.
